C2 Construction
Ground up

New home builds in Gauteng

Full residential builds from foundation to handover, run as a single contract with one point of accountability from plan approval to occupation certificate.

One contract, start to finish

Most of what goes wrong on a house build is not craft - it is coordination. Trades that arrive out of sequence, a variation nobody priced, a decision that waited three weeks for someone to own it. Running the build as one contract removes the seams that those problems live in.

We build from your approved plans, or work alongside your architect and engineer from design stage, and carry the job through to occupation certificate.

How a build runs

  1. 01

    Plans and pre-construction

We work from approved plans or alongside your professional team, and price the build against a documented specification rather than an allowance sheet.

  2. 02

    Site establishment and foundations

Setting out, excavation, foundations and surface beds, inspected and signed off at each stage.

  3. 03

    Structure and roof

Brickwork, slabs, roof structure and covering - conventional or thatch, since we build both.

  4. 04

    Services and closing in

Plumbing, electrical, windows and doors, plaster and screeds, with services coordinated before anything is closed up.

  5. 05

    Finishes

Joinery, tiling, painting and fittings against the specification you signed, with a documented selection process for anything left open.

  6. 06

    Snagging and handover

A joint snag list, worked through to completion, then handover with the certification and documentation you need.

Who this is for

Two clients, one standard

Building your own home

You will be living with this decision for a long time, so we build the estimate to be read rather than to look cheap. A quotation with realistic allowances beats a low number that grows every month.

Through construction you deal with one person who knows the whole job, and every variation is quoted and approved before it is built - so the final number is one you agreed to rather than one you discover.

Developers, estates and multiple units

For repeat or multi-unit residential work, the value is in specifying once and building consistently. We price and programme across units rather than treating each as a standalone job, which keeps both the standard and the cost predictable.

Where a build sits inside an estate, we work within the HOA architectural guidelines, site rules and access restrictions from the outset rather than negotiating them mid-contract.

Questions

What people ask us

Do you work with my architect?

Yes. We build from approved plans and work alongside your architect and engineer. We can also bring in professionals where you do not have a team yet.

Can you build a thatch roof on a new home?

Yes - thatch and conventional roofing are both in-house, so the roof is not subcontracted out of the main build contract.

How are variations handled?

Quoted and approved in writing before the work happens. Nothing gets built on a verbal instruction and invoiced afterwards.
