Home renovations and extensions in Gauteng

Extensions, alterations and refurbishments - structural work, second storeys and full interior renovations, run on properties people are still living in.

Renovation is harder than building new

On a new build the site is empty and the drawings are the truth. On a renovation the site is somebody's home, and what is actually behind the wall is only knowable once it is open. Renovation work is therefore about how the unknowns are handled, not whether there will be any.

We survey properly before quoting, flag what cannot be established without opening up, and carry a documented process for what happens when it is. That is what stops a renovation drifting.

What we take on

  1. 01

    Extensions and additions

Additional rooms, extended living areas and second storeys, tied into the existing structure and roofline so the result does not read as an add-on.

  2. 02

    Structural alterations

Removing walls, opening up spaces and reworking layouts, with engineer input where loads change.

  3. 03

    Kitchens and bathrooms

Full strip-outs and rebuilds including the plumbing and electrical work behind them, not just the surfaces.

  4. 04

    Roof replacement

Replacing a roof as part of a wider renovation, including thatch-to-conventional conversion where that is the right call.

  5. 05

    Full refurbishment

Whole-property renovations, taken on as a single contract rather than a sequence of separate trades.

Who this is for

Two clients, one standard

Renovating your home

We survey before we quote, and we tell you plainly which items are firm and which are provisional pending opening up. A renovation quote that pretends to know everything is a renovation quote that will change.

While work is underway the property stays liveable: work zones are sealed off, dust is controlled, materials are stored securely and the site is cleaned down daily.

Estates, body corporates and commercial

Common-area upgrades, clubhouse refurbishments and unit-by-unit programmes need a contractor who can work to fixed access hours, keep noise inside agreed windows and report progress to a board.

For commercial premises we programme around trading - phased handovers, out-of-hours work where it is warranted, and a written method statement rather than a verbal assurance.

Questions

What people ask us

Can we stay in the house?

In most cases yes. We seal off work zones and phase the programme around the rooms you need. On a full refurbishment moving out is often faster and cheaper, and we will say so if that is the case.

Do renovations need council approval?

Structural changes and extensions generally do; cosmetic work generally does not. We establish which applies at survey stage and handle submission where it is needed.

How do you deal with what you find behind the walls?

By flagging it as provisional upfront. Anything that cannot be confirmed without opening up is identified in the quotation, and once it is open you get a price and a decision point before we proceed.
